Krakers en projectontwikkelaar voor behoud betaalbare huisvestingWaar woningbouwvereniging Eigen Haard de handdoek in de ring gooit komen krakers en een projectontwikkelaar met een alternatief plan. Het Verbindingsblok, gelegen in de Amsterdamse buurt De Pijp, moet zo worden gered van sloop. De huidige eigenaar, woningbouwcorporatie Eigen Haard, wil na sloop enkel dure koopappartementen terugbouwen. In het alternatieve plan wordt het blok gerenoveerd en zal 50 % behouden blijven voor betaalbare huur. Theo Fiselier van koophuis Amsterdam is betrokken bij het alternatieve plan en spreekt over een nieuw concept: “We hebben hier de kans om te laten zien dat het ook anders kan. Er zal in eerste instantie geen winst worden behaald. De panden zijn lange tijd niet onderhouden en daar gaat veel geld inzitten. Verkoop van de bovenste etages maakt het plan financieel haalbaar’’. De potentiële ontwikkelaar en de krakers proberen ook naar de politiek duidelijk te maken dat hun plan in het belang is van de buurt.
Alternative plan VerbindingsblokSquatters and developer in favour of preserving affordable housingAmsterdam, 25th of June 2008 Where housing corporation Eigen Haard throws in the towel squatters along with a project developer present an alternative plan. The Verbiningsblok, located in De Pijp Amsterdam. The Verbindingsblok will in this way be saved from demolition. The current owner, housing corporation Eigen Haard intends to demolish the block and rebuild only luxury apartments intended for the buying market. In the alternative plan the block will be renovated and 50 % will be preserved for affordable housing. Theo Fiselier of kowhais Amsterdam is involved in the alternative plan and speaks of a new concept: “We have an opportunity here to show you can do things differently. In first instance no profit will be made. No maintenance has been done to the block for a long time and this will cost a lot of money. Selling the apartments on the upper floors will make the plan financially viable”. The potential developer and the squatters also try to make t clear to the politicians that the plan is in the best interest of the neighbourhood. Eigen Haard became owner of the block with subsidies from the government. This happened through a pact called Convenant Kleine Beurt bezit. In exchange they had to take care of the maintenance and the letting. Eigen Haard neglected from day one to do any maintenance work with has led to various dangerous situations The demolishing and development plan receives a lot of criticism from Commissie Welstand The architecture is not fitting for this neighbourhood and the plan does not comply with the welstandsnota. Also Commissie Welstand specifically says that they are in favour of renovation and puts the question time after time to the stadsdeel why the block has to be demolished. The alternative plan is compliant with the demands of Welstand, the houses will be renovated and the characteristic appearance of the block will be preserved. It belongs to the fundamental tasks of a housing corporation to realize affordable housing for everybody. Not the dilapidation of the neighbourhood and pursuing profit. Together with a private owner the squatters are now taking over this responsibility. It can not be that a housing corporation receives a block paid for by public funds, does no maintenance and than makes a huge profit out of selling the block. In this way the corporation behaves as a vulgar speculant. The alternative plan offers a real change; by a mix of different dwelling forms, different age groups and income the alternative plan for The Verbindingsblok will create a differentiation where many developers or stadsdeel will be jealous of. The alternative plan is an excellent starting position to truly try and create a stadsdeel where everybody is welcome.
